Recently met up with a friend and he was looking for landed properties near playground. His rational was that playground had the following advantage
- Instant greenery near your house translating into good view.
- The house does not needs to be facing another neighbor.
- Easy access to playground for children, no need to walk far.
- Additional parking space for cars in front of playground.
- Additonal tree and plant planting area in front of playground.
Generally, properties facing playground command a higher premium than other similiar units.
My opinion is that while this is generally true, there are some factors which has to be considered before jumping in to buy a house near playground.
- Identify the flow of the traffic, if the road in front of the house is connected to a major road where traffic keeps coming in and out, then is would be less desirable. Reason for this is that for such units, owners will constantly have cars driving through in front of their road.
- Check where is the location of the baseketball court and field goal post. I notice that the road near to such facilities tend to be filled with cars during the evenings to the night. These cars are from people who come to play. (This observation would not be applicable for guarded and gated communities though..)
