Commercial Property Subletting aka Partitioning

One of the creative ideas I saw during a recent research trip to Bukit Beruntung, Rawang was partitioning of commercial shops into smaller units to be rented out. I believe this concept is called commercial subletting. 

This concept is actually not new as in Damansara Uptown and SS2 (areas where I'm very familiar), some intermediate shops choose to divide their premise into 2 businesses  units. (eg. Hair Saloon and Video Shop). This not only brings down the price of rentals but enables business owners to have premium ground floor space.

The particular commercial shop in question in Bukit Beruntung however brings this up to another level. The owner or master tenant actually partitioned a corner commercial shop into 4 separate business units. I believe the reason is that particular area in Bukit Beruntung cannot attract high quality business so a brilliant idea to sublet the units into individual businesses. As it was a national holiday, 2 of the units were not opened and without any signboard. The other 2 units were rented out to Indian Barber and the other to Car Wash shop.

Here's how I believe the math works, let's say you have a corner shop renting for RM 4000 ground floor, you take that unit and place partitions between the units and maybe even add in individual toilets and rent each of the units out for RM 1100. This gives you a total rental of RM 4400. Generally the rental should be higher to make up for the additional payment risks and paperwork involved in handing 4 individual tenants.

By the way, Bukit Beruntung's may have a notorious reputation for abandoned houses, but its commercial units are work taking a look as prices are generally lower but with modest yields than in greater KL area.
