Buying and owning a shop lot may seem like a dream for some. However, owning a shop lot is a money game, you need loads of cash. One of the big expenses after completion of the property to be paid is TNB deposit (electricity utility deposit). The TNB deposit for a shop lot is much more expensive as compared to a condominium.
My 450 sqft condominium in Kajang only needed RM 500 as TNB deposit (Wang Cagaran). However, the TNB deposit for a 3000 sqft shop lot is RM 2600 per floor. Yes, so if the shop is 2 storeys, then the total needed to be paid is RM 5200. If the shop is 4 storeys, then it will probably be around RM 10400. Technically this is a deposit which will be refunded when electricity is removed but it is money which is kept by TNB so it can be considered an expenditure.
There's a separate reconnection fee to be paid if the previous meter has been removed by TNB. This might apply to ready build shops.
