I attended a briefing session at Speedhome (formerly called Speedrent) head quarters at Eve Suites, Ara Damansara. The location was just opposite the Ara Damansara LRT station. Speedhome is quite a young company and it's pioneering rental deposit scheme with 0 deposit for tenants. As this concept is quite new in Malaysia, Speedhome routinely conducts product briefings and property know how's sessions with the public at their offices.
The speaker was Steason Tee, he is an operations manager from Speedhome. He shared about Speedhome’s services and gave some input on the property market for 2020.
The Speedhome offices uses an open bench configuration (open office) where there are no partitions separating employees, all employees sit on rows of tables. The walls were painted with their signature corporate yellow color at some corners.
Their meeting rooms were also very simple yet functional.
They have a wall for pasting sticky notes to list out what needs to be attended, employees pasted the items on the wall using sticky notes.
What Speedhome provides is a rental deposit insurance/tenant management solution for clients.
One features that separates Speedhome from real estate agents is they do extensive background checks using credit data from RAM/CTOS.
Speedhome claims that the average amount of time for a simple deposit insurance claim takes around 3-7 days (eg tenant run off without paying). For claims, landlords need to make police report on tenant eviction and submit the police report to make the claims. Claims on property damages can take longer up to 30 days.
Steason shared that Speedhome's most popular area using their services (Speedhome) a lot is Cyberjaya. This is probably due to the large student population there where having to pay less upfront cost to rent a property is very appealing.
