Tenant called in saying the kitchen sink was leaking water below the sink.
In the era of tech, tenant sent me a Whatsapp video of the leak.
From the photos given, it would seem like only the rubber gasket ring was spoiled.
My plumber went to fix the problem (thank God he said ok in such short notice). He found 2 problems. 1 was the rubber gasket ring which had to be replaced (cost probably RM12 whole set), 2nd problem was more complicated because it seemed that water was overflowing back into the sink, suggesting some sort of blockage in the pipe. Making things worst, the outlet pipe was not straight (not installed properly) causing the water to overflow further.
My plumber fixed everything and found the pipe was clogged with hardened cooking oil. One of such causes is disposal of lots of cooking oil down the sink. This problem is quite common in rental units, as tenants tend to just throw all the cooking oil down the sink pipe. Cooking oil is best disposed at a disposal center. There's a place in Cyberjaya that buys used cooking oil.

If its an own stay unit, do have to take note not to simply dispose cooking oil down the sink as it will cause such blockage in future.
