People generally complain about the big jams in the city but they still go migrate to the city, why? because all the amenities are in the city. They have a love hate relationship with traffic jams but for the DIY investor it is conversely a blessing in disguise.
Seasoned property investors go for property where there are traffic jams around. They know that jams are a sign that there is a high density of people in the area. High density equals more business opportunities. The shoplot investor will be looking for shops where double parking is the norm, eg. Damansara Uptown, SS2, Taipan USJ. The residential investor will be looking for condominiums where there is lots of cars double parked below the condomimiums. Places with high traffic jams around command higher rental as the demand is there to be as close as possible to all the amenities. Not surprisingly, Malaysians seem to put a premium on properties located above shopping malls and MRT (Mass Rail Transit) system.
